The assessed values in every community in the Commonwealth for Fiscal Year 2012 must reflect fair market value as of January 1, 2011, based on sales that occurred during calendar year 2010. The Board of Assessors is responsible for equitably and accurately valuing all property (both Real Estate and Personal Property) within the Town of Holbrook. The date of valuation is January 1. The values determined by the Board of Assessors are reviewed and certified triennially by the Massachusetts Department of Revenue. The next certification for the 5120 parcels of Real Estate and 247 accounts of Personal Property will occur in FY 2013. FY2012 Tax Rates The Holbrook Assessors' Office is located at 50 North Franklin St., Holbrook, MA 02343. Property Tax Levy – this represents the monies to be raised by the property tax. The amount to be raised through taxation is determined by Town Meeting and the provisions of Proposition 2 1/2. 2. Total Assessed Value – this is the Total Assessed Value for all properties Determining the Tax Rate – The Tax Rate is calculated by dividing the total amount to be raised by taxation, by the total assessed value of all property, by 1,000 (i.e. Tax Rate = Tax Levy/Total Assessed Value/1,000). The Tax Rate is expressed in terms of dollars per $1,000. For example, if a home is assessed for $300,000 and the tax rate is $11.48, then the annual tax bill would be computed as follows: $11.48 X ($300,000/1,000) = $3,444.00 |
